Ashchurch Park Villas house becomes joint most expensive in area
A house in Ashchurch Park Villas has been sold for the joint highest price ever achieved in the W12 post code area.
The six bed, end-of-terrace property sold for £2,950,000, matching the price achieved by a home in Hartswood Road earlier in 2012.
Prices appear to have remained high in the later months of 2012 with 39 properties selling since the end of September at an average price of £590,867.
If you exclude the sale of the Ashchurch Park Villas house the average is 529,659, still above the record level achieved in the previous quarter, when the average value rose by almost a quarter to reach £522,535.
In that quarter - July to September 2012 - it was again a house in Ashchurch Park Villas which fetched this highest price, this time selling for £2,229,000.
That made it the seventh dearest residential property in W12.
Top Twenty Property Sales of All-Time in Shepherd's Bush
The November data from Land Registry's flagship House Price Index shows an annual price increase of 0.9 per cent which takes the average property value in England and Wales to £161,490. The monthly change from October to November is an increase of 0.3 per cent. London continues to be the strongest area of the country in price terms with an increase of 5.9 per cent.
The most up-to-date figures available show that during September 2012, the number of completed house sales in England and Wales decreased by 21 per cent to 50,517 compared with 63,552 in September 2011.
The number of properties sold in England and Wales for over £1 million in September 2012 decreased by 19 per cent to 613 from 753 in September 2011.
